Property Manager Information Signs and Forms: A Guide
Stairwell signs, notice forms and technician workwear for property managers: materials, sizes, indicative prices and 1–10 business day turnaround.

Property manager information signs are, in practice, three distinct products: permanent stairwell signs (PVC or vinyl sticker on glass/doors, lasting 2–5 years), replaceable A4/A3 notices (paper print, 1–3 business days), and outdoor signage at entrances or construction sites (PVC banner or plaque printing). We produce stickers and digital print jobs in Riga, at Kandavas iela 29A, within 1–3 business days; promotional products and printed workwear usually take 6–10 business days.
What property managers need most often
Working with management companies and homeowners' associations, the order basket tends to repeat:
- Stairwell signs: "No smoking", "Under video surveillance", "Keep door closed", floor and flat numbers, waste sorting instructions.
- Emergency and contact sign: the manager's name, 24-hour phone number, email, QR code linking to a request form.
- Notice forms: a template with logo and a blank field for text (water shut-off, repair works, meeting notice) – A4 or A3.
- Technical stickers: meter seal stickers, valve labels, maintenance date stickers, electrical panel warnings.
- Forms and documents: handover–acceptance reports, defect reports, invoice delivery notes, business cards for managers and site supervisors.
- Technician workwear with logo and phone number, so residents can see who's working in the stairwell.
Choosing materials by location
The key question is whether the sign will be indoors or outdoors, and whether it will need to be removed.
| Location | Material | Lifespan | Notes |
|---|---|---|---|
| Stairwell, doors, glass | PP film or vinyl | 2–5 years | Can be made transparent or mirror-printed for application from the inside |
| Notice display case | Paper print A4/A3 | replaceable | The cheapest option for regular notices |
| Outdoor entrance | Vinyl + lamination or PVC plaque | 3–5 years | Resistant to UV and moisture |
| Meters, electrical panels | PP film, contour-cut | 2–3 years | Space can be added for writing in a date with a pen |
| Construction site, renovation | PVC banner with eyelets | one season or longer | Custom size, with company details |
| Information stand at an event | Roll-up banner stand, 85×200 cm | reusable | For resident meetings and homeowner gatherings |
We produce stickers as sheets or rolls, with contour cutting if the sign needs a specific shape – for example, a circle or an arrow. More on the options: sticker printing.
Sizes and quantities that work in practice
For stairwell signs, 100×100 mm or 150×200 mm is usually enough. For door and glass warnings, A5 (148×210 mm) works well; for entrance information, A4. If you manage 40 buildings, plan for 2–4 signs per stairwell – that's 150–400 pcs in a single order, and the price per piece at that quantity is considerably lower than at 20 pcs.
We recommend printing notice forms as partially filled-in templates: logo and contact details at the top, blank space in the middle. The office can then fill in the text or attach a printout. Templates in batches of 250–500 pcs cost just a few cents per sheet. For posters and notices in A4–A0 format, see posters; for reports, business cards and forms, see digital printing.

Technician workwear and on-site recognition
For plumbers, electricians and caretakers, printed workwear solves a practical problem – residents immediately know who's working in the building. Standard print areas: left chest 110×90 mm (logo), back up to 280×210 mm (company name and phone number), sleeve 80×60 mm, embroidery up to 90×90 mm.
Screen printing is cost-effective from roughly 30–50 pcs per design, DTF transfer suits smaller quantities and full-colour logos, and embroidery works well for jackets, caps and polo shirts that are worn long-term. See the terms for garment printing and the categories workwear and jackets.
How ordering works
Send us a list – for example, "sign 150×200 mm, 3 designs, 80 pcs each" – or add items to a request in our catalogue. Within one business day we send a quote online and as a PDF, with prices, print area, set-up fee and lead time for each item; for promotional products, on request we also prepare a 3D preview with your logo. Artwork can be approved by email.
We accept files in vector format (.ai, .eps, .pdf, .svg), CMYK, and raster images at 300 dpi. If you only have a logo in JPG format, we'll redraw it – this needs to be agreed separately.
Frequently asked questions
How long does a stairwell sticker last?
A PP film sticker indoors usually keeps its appearance for 2–3 years, while vinyl with a laminate coating lasts 3–5 years, even in humid conditions or with frequent cleaning. On painted walls, adhesion depends on surface quality, so it's better to apply stickers to glass, metal or doors.
Can you produce signs with different text in a single order?
Yes. In digital printing, variable text isn't a problem – for example, 40 signs with different addresses or floor numbers. The set-up fee is charged once for the whole file batch, as long as the design is consistent.
How long will it take to receive the order?
Stickers, forms, posters and business cards – 1–3 business days. Promotional products and printed workwear – usually 6–10 business days (production 4–7 business days depending on quantity, plus 2–3 days delivery). Urgent jobs can be arranged by agreement.
What's the minimum quantity?
In our in-house print shop we work with as little as 1 piece – for example, a single PVC plaque or a single roll-up banner stand. For catalogue products, the minimum depends on the item and printing method; socks with a woven-in logo start from 100 pairs. Larger quantities bring the price per piece down.
Can you add a QR code linking to an emergency request form?
Yes, we embed QR codes into the artwork. We recommend printing it at least 25×25 mm with a contrasting background, so it scans even in dim stairwell lighting.
Do you print on existing workwear?
We print on both garments ordered from our catalogue and items brought in by the client, as long as the material suits the chosen printing method. Before a large batch, we recommend a test print on a single item.
Send us your list or photos of your existing signs to info@attaprint.lv, call +371 25776699, or message us on WhatsApp at the same number – we'll prepare a quote with prices, lead times and material recommendations within one business day.
